Do I Need A Permit?

Do you need a permit for your remodel, new windows, doors or AC upgrade / changeout?  It depends on the project.

Per Chapter 1 of the Florida Building Code and section 553.79 (1), Florida Statutes: Any owner, authorized agent, or contractor who desires to construct, enlarge, alter, repair, move, demolish, or change the occupancy or occupant content of a building or structure, or any outside area being used as part of the building’s designated occupancy (single or mixed) or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by the technical codes, or to cause any such work to be done, shall first make application to the building official and obtain the required permit for the work.

Some examples of work that would require a permit:

  • Air Conditioning Permit
    • Installation of or changing existing system.
  • Electrical – Basic Work
    • Changing or adding to existing electrical circuits.
    • Adding additional loads to the electrical panel.
    • Wiring of new equipment or appliances.
  • Plumbing Fixture Permit
    • A plumbing permit is required when any fixture is relocated, or for the replacement of bathtub with shower or a whirlpool tub or shower pan.
  • Water Heater Permit
    • A plumbing permit is required for the replacement of any water heater.
  • Windows and Door Replacement
    • A building permit is required for the replacement of all types of windows and all exterior doors including sliding glass doors and garage doors.

The Pinellas County Building Department does not require Building permits for:

  • Work of a strictly cosmetic nature (painting, wallpapering, carpeting, kitchen cabinets etc.)
