In June this year Governor DeSantis signed into law SB 4-D Building Safety, this law directly impacts Dolly Bay and it’s owners. One aspect of this new legislation is the requirement for a structural integrity reserve study, and fully funding the reserves for structural components.
The reserves for Dolly Bay like most Florida condominium associations are not fully funded and have not been for many years. There are many aspects of this new legislation that was rushed through in special session that will need clarification and fine tuning.
While fully funded reserves are a good thing going forward, it will take some time to get to where we need to be, a step approach would likely help owners to fully fund the reserves.
